Loan Application Checklist

In order to start a mortgage application, most companies will charge some kind of fee at the beginning. Note that AAFMAA Mortgage Services does not charge a dime in upfront charges.

Before you can begin your purchase mortgage or refinance application, you will need the following items and documents:

Property Information (if you already have a contract on a house)

  • Purchase Agreement if you are doing a purchase transaction
  • Copy of listing contract if you are selling your current home
  • Copy of legal description and Multiple Listing Service (MLS) sheet
  • Copy of settlement statement (HUD-1) if you have sold your current home

Income and Assets

  • Paystubs for the last 30 days
  • Names and addresses of each employer from the last two years
  • W-2s from the last two years
  • Statements for each bank, mutual fund, and/or investment account from the last three months
  • Estimated value of personal property (including furniture)
  • Information on any large deposits into any of your bank account
  • Tax returns on any businesses of which you own 25% or more
  • Tax returns on all rental properties
  • Pension, Social Security Award letters
  • If you collect child support: copies of divorce settlement and 12 months of child support checks


  • Names, addresses, account numbers, balances and monthly payments on all current loans
  • Explanation of all credit report anomalies, such as late payments or declarations of bankruptcies

VA Loans

  • Copy of DD Form 214, Report of Separation


  • Photo ID and copy of Social Security card
  • Residence addresses for past two years
  • If applicable, a copy of your divorce decree
  • If you are not a citizen, a full copy of your green card
